Tenant Selection

We use our experience gained from daily contact with prospective tenants to find a good match of tenant to property. Special care is taken when choosing a tenant to ensure compliance with the Residential Tenancies Act (1986), Race Relations (1971) and the Human Rights Commission Act (1972). Our service includes carrying out credit checks and obtaining character and previous rental references. We also place great emphasis on maintaining existing good tenants.
 
Bonds

Kennard Real Estate Ltd has the systems in place to deal with everything relating to bonds – collection, lodgment, refunds, transfers and disputes.
 
Bond payments are lodged at the Bond Processing centre and cannot be released unless both parties agree. A maximum bond equivalent to four weeks rent can be charged legally. Kennard Real Estate charges a three week bond. In cases where there are two or more pets we assess each situation and may charge another week’s rent as a pet bond.
 
Rent Collection

Kennard Real Estate use an up-to-date Realbase Software System that is fully computerized and monitors rent on a daily basis. This proven system allows investors to check their statements showing the rents collected online at www.palace.co.nz using an individual log-in and password. Investors also enjoy the security of a Trust Accounting System, which is provided under the Real Estate Agents Act (1976) and subject to independent audit at regular intervals. If a problem should arise with unpaid rent we under take immediate and prompt action to resolve the situation.
 
The rapport we have established with the tenant is usually a real plus in reaching a conclusion. Failing that, our extensive knowledge of the Residential Tenancies Act provides the next step to be taken.
 
Advertising

Vacant and soon to be vacant properties are available to be viewed on a number of various real estate internet sites including www.rentalproperty.net.nz. We also provide a rental list at reception, which is updated daily. Colour displays of properties are shown in the office for viewing outside of office hours. We will also erect a “For Rent” sign if requested.
 
Photography

We digitally photograph all new managements. These can be used on our Internet site and also if required to resolve any tenancy disputes at the end of the tenancy.
 
Inspections

This very important part of our management service is carried out on the following basis:
INITIAL inspections are carried out prior to the tenant moving into the property. These are done with a Dictaphone and a digital camera and are very comprehensive. These are kept on file and are updated for each new tenancy.
THREE MONTHLY inspections are carried out during the tenancy to maintain a high standard of the property and to address any maintenance issues.
FINAL inspections are carried out at the end of the tenancy to check the condition of the property for bond and damage purposes.
 
An inspection can be arranged upon request of the landlord when ongoing issues occur regarding rent or complaints from neighbours, etc. Reports are sent to the respective landlord after every inspection to keep them up-to-date. These inspections are part of the commission fee and do not incur extra charges.
 
Maintenance

Kennard Real Estate Property Management have a team of professionally qualified tradespeople on call, they cover emergency repairs, refurbished, planned and regular maintenance. Maintenance is actioned within 24 hours to assure prompt & efficient service to both tenant and landlord.
 
Commission

Every situation is different and our rental fee will depend on the amount of properties we manage for each individual investor. You will find these fees highly competitive and tax deductible.

Administration

We have a full-time receptionist and a full-time administrator who take care of the administration of your property finances. This includes the lodging of bonds to Tenancy Services, loading of daily rents received, payment of accounts and dispersal of rental monies twice a month being the 15th and 31st of each month.
 
Insurance

Investors should ensure their rental property is insured for its replacement value and loss of rents extension. Chattels should also be covered, ie, carpets, drapes, furniture and fittings.

We are now able to offer a comprehensive landlord insurance covering loss of rent and damages if they should occur. This policy is only available to clients who have their property professionally managed.
